Security Deposit

Our former landlords listed their home for sale at the end of our lease.  They are withholding our security deposit for items related to the pending sale of their home for items like replacing faucets, shower heads, cleaning HVAC system etc...We understand these items cannot be deducted from our security deposit and we have started legal proceedings by sending a Demand letter. They also did not include a pre-move in checklist of the condition of the property  as also required by Nevada law.  We will then file suit in Las Vegas Small Claims court if they do not respond. However we are wondering if they are required to disclose the pending suit to the potential buyer.  We are looking for some leverage.  Thank you!

Which section of the Nevada Revised Statutes do you believe requires a landlord to "include a pre-move in checklist" (include it in what)?

No.  Disclosures are only required for things relating to the condition and title of the property.  Any obligation to return the deposit to you is a personal obligation that has nothing to do with the property.
