Restitution of what?  Is this something that was ordered in connection with a criminal conviction?

 

How much equity do you have in your primary residence?  Does your reference to a "primary residence" mean that you own multiple residences?

this was for a criminal matter  (restitution)  and I am tenants in common with my sister we owe 20k in taxes subject to foreclosure and we are selling it for 190k tax assesed value is 315k so id say after sale i would only have 75k

Homestead protection is automatic up to $125,000 per RCW 6.13.030:

The proceeds from the sale of your home, when set aside for the purchase of your next home, are also exempt for up to one year per RCW 6.13.070:

Unfortunately, I haven't been able to find anything that addresses homestead when the property is owned by two non-spouses. Consult an attorney about that.
