"what constitutes "harm" resulting from adverse interaction with a mortgage lender".

What needs to be done Or not done in order to file and have a good lawsuit.  Have been dealing with a mortgage broker who basically lies and keeps dragging on a situation and always something to delay closing for refinancing.

Delays and changes are common when seeking a mortgage. Even if they are unusual in your case, you typically have nothing to sue the broker for because the broker has no duty under the law to give you a loan or to complete the process in a set period of time. Generally if a mortgage lender is being a pain in the butt your remedy is to find a a different lender instead. Consult an attorney in your state to go over the exact facts and see if you might have something to pursue.

Given that you provided no relevant facts, I can't really regard this as a serious question.

Ok...unless you want to provide some relevant facts and identify the state where this is happening, there's nothing anyone here can tell you other than that you should consult with a local attorney for advice.
