  1. I have a car that has been left on my property for 10+ years by a previous roommate. I would love to fix it up but was wondering how to get the title. I have no paperwork on this vehicle. Thank you for any advice you may have.
  2. The lease agreement states he pays 1/3 of all utilities. I just couldn't find information on whether or not it applied to something unusual like the broken pipe. Or if the alarm was considered an utility.
  3. I live in a small town in Oregon where neighbors are very concerned with how your property is kept. My property is being reported for lack of upkeep. The city sends someone out to take care of the problem such as lawn mowing, snow removal, and things they deem as trash removed and then send a bill for such services rendered. Is the tenant, who has been informed of the strict city codes, responsible for this bill or am I as the landlord? Also if the property has a security system is this bill my sole responsibility or can i charge the tenant to pay it as a utility? We also have an incident with a water bill. A pipe in the back yard broke and my tenant who was avoiding me due to owing me back rent never informed me. It flooded the entire yard in 3 inches of water. A neighbor called me and i promptly had it fixed. Is the tenant responsible for the water bill or am I?
