I have accepted a Sales Agreement on my house.  Yesterday, I was made aware by the Title Company that I will be $10,000.00 in debt when I close on the property.  Can I get out of this Sales Agreement without being sued?

There is no way anyone here can answer that without reading the contract and knowing your buyer. If the contract doesn't give you an option to cancel, then the only way you'll avoid getting sued is by reaching some agreement with the buyer on rescinding the contract. Consult a local real estate or contract lawyer for assistance.
