Question from joytotheworldNov-1

Two couples on going in 50/50 on a condo in another state, one couple cannot be put on the

mortgage because he owns multiple properties and just started a new business. They want to put

their name on the title to the condo and the loan in the other couple names. My question is, if at any time can the other couple or just one them  take them off the title of the home without their knowledge?

Thank You

it's beyond dumb to enter into a partnership with a couple who supposedly "cannot" be on the hook for the mortgage/cannot qualify.  Would be even dumber to put the couple's names on the title if they aren't on the hook for the mortgage.

"My question is, if at any time can the other couple or just one them  take them off the title of the home without their knowledge?"

This is awfully freaking garbled, but neither owner can unilaterally take another owner off a title (well, not without forgery, since the person whose name is being removed would need to sign over their ownership interest to another party).

I suggest that the couple who is even considering being solely on the hook for the mortgage in any legal sense discuss all this with a local real estate attorney.
