Rather obviously, it depends on the laws of the state where the property is located, and you didn't identify the state (it might also depend on local law, and you also didn't identify the locality).
It's also not clear -- particular given your statement that the road in question divides your property -- what you mean by "assuming the property between [yours] and the neighbors."
